Maintenance Mechanic II (Part Time)
Appointment Type: Part-time Positions available
Hours of Work: Part time (up to 24 hours per week); this position requires availability for weekend shifts, as well as the flexibility to support occasional weekday morning and afternoon shifts.
Role Status: This position is open due to existing roles becoming vacant.
Compensation Package: Compensation and terms/conditions of employment shall be based on the current collective agreement rate:
- 60day probationary rate: minimum $37.62 per hour
- Post-probationary rate minimum: $37.82 per hour
Part time staff are eligible for 7% pay in lieu of benefits and participation in a defined benefit pension plan
Reports to: Assistant Director, Maintenance Operations
Position Summary:
Reporting to the Assistant Director, Maintenance Operations, the Maintenance Mechanic II carries out a variety of duties relating to the operations, repair, and maintenance of assigned buildings and infrastructure on the 巴黎疯马秀 campus. Working independently or as part of a team, the Maintenance Mechanic II position plays a vital role in maintaining day-to-day building operations.
Key Responsibilities:
- Ensure proper and efficient operation of assigned building systems, ensure all equipment and devices are operated, inspected, and repaired in an effective manner.
- Liaise with consultants and external contractors, in coordination and under the direction of the Assistant Director, Maintenance Operations or designate, to ensure compliance with building rules and regulations; assist and monitor contractors as required.
- Provide a continuous operation of building systems during normal working hours.
- Complete maintenance and repairs as required, including, but not limited to HVAC systems, refrigeration, steam systems, filter replacement, lamp replacement, plumbing repair work, belts and small motor replacements, doors & locks etc.
- Conduct regular interior and exterior inspections of assigned properties and equipment to ensure good working order, including the following:
- Inspect roofs and drains, and perform repairs as assigned.
- Daily check of equipment and take readings.
- Regular scheduled equipment testing, such as diesel generator testing.
- Perform routine maintenance and preventative maintenance on various building systems including electrical/mechanical and structural components, including changing light bulbs, fluorescent tubes, v-belts, lubricating equipment, service washroom tap, flush valves, etc.
- Prepare and submit operational reports on a regular assigned basis (i.e., daily, weekly, monthly), including logging and monitoring all utility meter readings and administering usage.
- Monitor the fire alarm system and bypass when required and put system back to normal operations based on operating needs while following all safety procedures.
- Respond to tenant requests by way of work order system, complete work orders thoroughly and in a timely fashion, and escalate work orders to the Assistant Director, Maintenance Operations or designate, as needed.
- Conduct work in a safe manner and adhere to health and safety policies and procedures.
- Communicate health, safety and environmental concerns that affect staff, tenants, and the public to supervisor/management.
- Perform other related duties as assigned.
Educational and Experience requirements:
- Grade 12 high school diploma or equivalent in education and experience.
- Completion of Building Environmental Systems (BES 1 and 2) or other equivalent building licenced trade.
- Experience working as a Millwright an asset.
Other Requirements:
- Minimum three (3) years鈥 experience in building maintenance or operations, preferably in an academic and/or student residential context.
- Demonstrated aptitude and experience performing a variety of building maintenance tasks, including related to mechanical systems.
- Knowledge and experience of building maintenance and repair practices.
- Demonstrated ability to understand building operations, floor plans, equipment and related health and safety and cleanliness standards.
- Proven ability and experience effectively and safely using and operating hand tools, power tools, ladders, elevated platforms, and other related equipment.
- Working knowledge of various building systems including HVAC systems, steam, and building automation systems.
- Demonstrated ability to read schematic diagrams, plans, and drawings
- Basic computer skills and knowledge, including the ability to utilize building automation and computerized maintenance management systems.
- Knowledge of Occupational Health and Safety Act.
- Demonstrated ability to work effectively independently and as part of a team.
- Follow operating and safety procedures and codes.
- Must be able to work regular rotation of shifts which include afternoons and weekends.
- Flexibility to work a variety of shifts including afternoons, weekends, and overtime.
- Must wear assigned uniform, safety footwear, and PPE when on duty.
- Ability to push, pull, lift and carry, move and safely operate heavy equipment (minimum 50 pounds). Work may involve exposure to hot or cold temperatures, particularly when operating steam-related equipment or conducting preventative maintenance inspections outdoors
